    • If you are unsure who to reach out to for a specific request, you can consult the admin calendar. This should be added to your Google calendar where you can toggle it on and off whenever you need to consult it.

  • If you ever need blank paperwork, the EXP file drive is a great resource. However, if you want to bring partially filled listing paperwork to a meeting with a potential client, you can always email listings@sellwithsikora.com with the client’s name and address and we’ll send a draft your way shortly. Once you have the finalized information, we still need you to submit the New Listing JotForm.

  • You can email or text Daron and set up a time to come see her at her home office in Bloomfield.

  • a) No, When you initially submitted the Form, you should have received the form confirmation in your inbox as well. There is a link at the bottom of the form that says “edit submission” you can click this and update any fields that need to be updated.

  • a) Please submit the New Contract Form. If there is another TC or agent starting the thread for attorney review, please make sure that transactions@sellwithsikora.com or daron@sellwtihsikora.com is cc’d as well.

  • a) My deal just went under contract! What does the TC team need from me?

  • a) If the deal was under contract, we’ll need a signed cancellation letter from one of the attorneys to add to the Skyslope file. If the deal was still in attorney review, please just email Daron and let her know it fell through.

  • a) When can I expect to be paid on closed transactions?

  • a) You can reply to the email from the attorney or title company requesting the commission statement and loop in Daron. We will either send it directly or request the EXP backend to generate one. Please be sure to clarify if there have been any changes to the purchase price since the contract that we should be aware of.

  • a) Please be sure that the TC team has a copy of the check as a .jpg or .pdf file that they can add to the sky slope file. Once that’s received, you can mail the check to either of the two locations:

  • If you have an upcoming listing or are going to a listing appointment, simply submit a New Listing Form and the Admin Dept will prepare the necessary paperwork for you.

  • This is both acceptable and doable providing you have detailed showing instructions, ad remarks, and photos. Be aware that all syndication sites will take 24-48 hours to feed your new listing and that any updates made to a listing after it is initially made LIVE will take longer. Zillow will sometimes not even feed photos correctly if uploaded later. We STRONGLY recommend that you inform your seller/landlord to give you 1-2 weeks to bring the property to market as this lead time will ensure a full force and ready-to-impress listing premier.

  • Unfortunately, we do not make listings live on Weekends. Besides the Admin Team having limited weekend availability on Weekends, your EXP Realty Broker, Jeffrey Kist, only approves documents, like listing paperwork, Mon-Fri until 5:30 PM. Anything outside of that will need to wait until his next available work hours.

  • This is acceptable, but be aware that we will make you, the listing agent, the confirming contact for all appointments, and will still add the owner to receive notifications of confirmed/cancelled appointments as a default on Showing time. You will be in charge of providing us with instructions if you want them updated. You can also update them yourself, when available, through the Showing time App. If you do not have a Showing time account, we will write in broker remarks to contact the listing agent for all showings

  • All parties to the listing agreement must sign off on price changes, extensions, etc. If a spouse is not tech savvy, the agent can obtain wet signatures.

  • If the properties are in the name of an entity (LLC or otherwise) and the property manager is an employee of the entity, the owner of the company can authorize the property manager to sign listing agreements. If the properties are in the owners/s name, the owner must sign.

  • I want to represent a seller, but not list their home on an MLS, do I need any paperwork for that?

  • No. All rental broker fee checks MUST be certified checks or money orders. Once received, please send copies to rentals@sellwithsikora.com and mail the originals to EXP Realty LLC, PO BOX 787962, Philadelphia, PA 19178-7962

  • Once the tenant completes their Credit Report application with NTN, simply fill out the Credit Request Report Form and send it to the address on the form. NTN will provide you with the report.

  • Agents are in charge of running NTN Credit Reports, getting lease applications filled out by tenants, and submitting application packages to listing agents. Once the tenant is approved, then submit a Lease Prep form for the Admin Dept to prepare the Lease.
